Element 78 realty offers two types of listing services: a full-service listing and a flat-fee listing.
Full-Service Listing:
A full-service listing is the more traditional way of selling your house with a realtor. For a fixed commission rate (usually between 4.5% - 5.5% of the final sales price of your home) the realtor does everything for you. From the initial pricing through the contract and negotiations, including all of the showings and marketing in between.
A full-service listing might be right for you if:
-You are unfamiliar with the real estate market
-Are not sure how much your home is worth
-Do not want to be bothered with doing showings
-Are not a good salesperson
-Have never sold a home before
-Your home is not in an area that is easy to sell
-You live out of town
Flat-Fee Listing:
A flat-fee listing is a relatively new option in home selling. Essentially, you pay a realtor a one-time fee to list your home on the local Multiple Listings Service. This ensures that your home is seen by all agents and prospective buyers in your market. Typically, the homeowner is responsible for showing the home, and performing other sales and marketing oriented tasks.
A flat-fee listing might be right for you if:
-You are familiar with the local real estate market
-Are comfortable doing showings and promoting your home
-Your home is in a desirable area
-You can be available most evenings and weekends
